Zoning Permits, Business Clearances, E&S Permits, and Conditional Use Permits can be obtained through the Department of Planning & Zoning. A site plan may have to be filed depending on the size of the business (greater than 5000 square feet) or expected traffic generated from the proposed business. An appointment with a planner is recommended. Call (804)725-4034 for an appointment.
Business-Related Signs
If a business wants to erect a sign, they will need to obtain a Zoning Permit from the Office of Planning and Zoning. Sign regulations can be found in Article 13 of the Zoning Ordinance. To obtain a sign permit, you will have to complete a zoning application.

Permit Review Processes
- Basic Zoning permits, Business Clearances, Land Disturbing - usually done on a walk in basis (no more than 2 business days).
- Site plan approval can take up to 60 days.
Everything but privacy fencing, re-roofing, replacement windows and replacement siding needs a permit. And yes, there is a charge, however, it varies with each permit.
If electricity and gas have been turned off at a vacant business location, contact Dominion Virginia Power and Revere Gas to restore it. A permit is required if a utility has been off for a year or more.

A reconnection permit takes 5 - 10 minutes - walk in. Anyone over the age of 18 who needs a permit may apply for one. Property owner name, tax map #, contractor name and license number, contract amount and a description of the work to be performed are required to apply for a permit.
